Track Record

When reviewing and analyzing a TIC property it is important that the supplier of the TIC property, or TIC Sponsor, make their track record available. This information can be obtained from the TIC Sponsor but it is usually much easier to work with your Financial Advisor to get all the necessary documents and, if necessary, set up a conference call or a visit to the TIC Sponsor(s).

Some questions to ask are:

  • The number of years the Sponsor has been in business.
  • The number of properties the Sponsor has acquired.
  • The Sponsor’s area of expertise – type of properties and geographic areas.
  • Does the Sponsor use in-house management or contract management?
  • How many properties have been sold? What was their IRR?
  • What is the anticipated holding period of the TIC being reviewed?

This information should be available in published documents and reports from the Sponsor. Also, this information should be readily available from your Financial Advisor.
